The Process

Here are the steps taken in the delivery of your building.

Initial consultation

Following your initial enquiry, be that by telephone or through our website, a member of our team will contact you to discuss your project further and answer any initial questions. At this point, if deemed appropriate, we will arrange to meet with you and any associates, ideally at the site in question.

Initial site survey

The intended use and location are clearly determining factors but so too is your vision and ambition for the build. We want to achieve the very best, most innovative solution we can with the space and budget available. So, at this site survey we will discuss you requirements, answer your questions and ask a few ourselves. We will also ask to be walked around the proposed site and any interlinking buildings. A picture paints a thousand words and so at this point, if your time permits, our designer will sketch up some initial 'broad brush' design concepts to talk through with you, there and then.

The design process

This is a collaborative process bringing together our design expertise and your aspirations. Beyond the obvious; usage, space available and budget, many factors will feed into the design of your building including; your vision, our knowledge from past projects, our architect and structural engineers expertise and the expansive choice of materials and optional features available. It is an exciting stage, during which there will no doubt be many meetings and revisions, before a definitive design is reached and price established.

Planning and Building Consent

We take the pain out of this process for you and complete the planning application on your behalf, unless instructed otherwise. Once planning has been agreed (sometimes based on a few minor adjustments) our architects will draw up detailed plans for submission to your LABC (Local Authority Building Control). This starts the ball rolling on a Building Control process that permeates through the rest of the project until final sign off. It is a positive regulatory process, which we welcome, knowing we comply (if not surpass) British Standards in every aspect of our design and construction.

Construction

With planning and building consent in place, the project can really get underway. We will minimise the disruption to your establishment at all times, aiming to complete as much of the project as possible during holiday periods. Our buildings are constructed with precision engineered SIPs (structured insulated panels), wrapped in a waterproof breathable membrane and placed on concrete pile or ground screw foundations. There are a number of external finishes available, the most popular being kiln dried cedar or smooth polymer render. The roof is formed from a single sheet of EPDM rubber and comes with a 20 year warranty.

The finishing touches

We deliver a ready to use building, fully wired and 'connected', plumbed, plastered and decorated. We offer a wide choice of commercial grade materials for all aspects of the build, such as; uPVC or powder coated aluminium frames for doors and windows, living sedum roofs, glazing options and a vast range of flooring. Being of bespoke design, you have complete freedom to choose which products, paint colours, wall murals and optional extras you want. And, as part of our CDM (construction design management) process we will give you a comprehensive pack of instruction manuals, manufacturers' literature and guarantee documentation on completion of your build.
